They want you to have a project manager or someone local here that can check on your project/GC's work weekly to make sure things are being completed and a GC isn't just saying their doing a bunch of work but not actually doing anything.

I currently work 50-60 hour work weeks and the bulk of our income is from mine.

I am a busy Professional, and although I am passionate about real estate,  I see Turnkey as my best choice due to my current 50/hrs work week.

I do recommend you put together a 40-hour work week otherwise you won't get the results you are looking for. 

@Chris Seveney, If you had paid $20k for a "mentorship" you could have made $100 million by now while working 4 hours per week (The 4 Hour Work Week) while lying around the beach in front of your $10 Million condo and your Rolls Royce with 3 bikini clad 19 year olds at your beck and call.
