If your eyes are focused on the Side View and you NEVER look through the windshield, you crash your car.The Side View is the Cash Flow NOW.

This fork is between continuing with my plan to start a windshield repair buisness (rock chips, scratches, long cracks, headlight restoration), or commit to a w2 income at a local Car lube shop.

You need to look through the Wind Shield in order to anticipate if the road ahead is clear or if there are obstacles that you need to avoid.Once you understand how to Drive your Business (or Investment), you start to do calculations based on the future, such as 10 year projections with Annualized Rental Increases, Expenses Increases, Rates of Return, Discounted Cash Flows, Internal Rates of Returns, etc.The people who think you can't calculate the future somehow missed the education which clearly has financial formulas that are designed for that.I am hoping the readers of this post really try to think about why there are formulas like FUTURE VALUE (FV)....... is that just something in someone's imagination?!

I left a note on the windshield, clearly visible from anywhere you could see the truck, that said something like:"Hello.

  - my only insurance claim in 28 years of car/home policies was for a windshield (road damaged) 10+ years agoI now realize it is likely for my State Farm policy premium to increase and after having read all sorts of horror stories online, I guess worst case scenario would be State Farm cancelling or not renewing my policy at which point I'd be at the mercy of high risk/$ options. 

Just a small for sale (like you would place in a car windshield) sign hung on a fence that is only visible when traveling from 1 direction in a very rural area.
