You will find that some real estate professionals are well versed in investor real estate and others are not.

But inflation for sure with hot Austin market and ice storm displacements.I am also remodeling a Lake House in Belton, Texas that we will likely sell, but I really thought MTR might do really well. 

(I've also seen some older investors in my area do really well with a similar strategy). 

If you’ve got property and aren’t well-versed in an accounting software I’d recommend starting with a good accountant and quickly adding a good bookkeeper.

This might be easier to expand with more duplexes in years to come verses option 1.Option 3: There are cheaper duplexes in Akron, OH that might range from 150k.

I hope I laid this out in an understandable way but I say all of that to say is it worth trying to find a mentor whose already well versed in GC who’d be willing to coach me in my home build.

It should be noted that the cases were prosecuted against companies that owned and sold thousands of properties nationwide, not against small time operators, but anyone who attempts to follow the model is better off hiring a well versed in the subject matter attorney and be aware of state specific restrictions (like in NY, Wisconsin and others) on Deed for Contract agreements.  

I am not familiar with any HML on a fix and flip that would not want an appraisal as well as an estimate of costs.

If I am hell bent on renting by the room (I don't think that is a good LONG-TERM strategy, will elaborate later), I can do that on both sides of my duplex as well.
