I ended up attending one of those weekend seminars for a few hundred bucks that tries to sell you on a 30k coaching program.

Do people really travel to these types of secluded locations for "weekend getaways"?

Weekends for a lot of people are usually tied up with kids sports, family functions and trips.

Here’s the scenario:I went to see a few places this weekend.

I’m in home remodeling sales and work about 20-25 hours per week and off weekends, so I have a ton of time on my hand waiting around for appointments. 

If the unit is empty and the potential tenant seems great, I would let them move in on the 29th or 30th of the previous month since most tenants will prefer to move on the weekend and I won't ask rent for those 1-2 days (of course utilities have to be in their name, etc).

I started getting into some Facebook groups couple of days ago, I'll definitely look into RE events, I know there are few that takes place in the city most of the weekends

Same with three dudes up for the weekend to snowboard.
