Any other comments and watch outs in this? 

It's kind of discouraging to hit my budget numbers and timeline, while watching the value of comps tank by tens of thousands and DOM increase by dozens of days, but this is the life we chose.  

.• I’ve spoken with Sophia from BiggerPockets as a starting point and have watched a lot of YouTube videos, but I need guidance on taking the next steps. 

I've been watching for a few months to try and find a space to rent.   

I’ve read books and watched educational videos, but I still don’t feel very confident.

It was pretty interesting watching this all play out..

My question is: between now and when I make that first investment, is there a limit or tax traps to watch out for in deducting expenses as I set up my entity structure, pay for software tools and research materials, and (most notably) travel to markets to do market research, meet with realtors, look at properties, etc.?

I have watched her grow her business since the beginning stages.

You could learn a lot without taking on much risk and you'd be right next door, so you could keep a close watch on it and even potentially do the turnovers yourself to earn the cleaning fee—just a thought.
