I volunteer and host an online group for our local chapter of the Real Estate Investors Association (REIA).

He did not like the condition of the unit but he volunteers to find the rehab if I used his guy and paid him back in a year.

They don't have to search them out and they will not volunteer them but if you ask, they must tell the truth. 

I usually volunteer - big & loud, directing foot traffic.I think the group did about 40 properties in 2017 and we have done about that many so far this year. 

If its a volunteer fire company you may be able to donate the house to them for the purpose of training and get a tax deduction .
