@Kezia Edmonson Yes, you can use a 1031 exchange to defer taxes on the sale of your single-family investment property when purchasing a multifamily property, but only the portion used as investment (the three rented units) qualifies.

Cash out should be used as a 12-24 month loan so that you can buy another property and pull cash out at the next 12th or 24th month mark.At that point you take a portion to pay off or down the first loan and use the rest as a down payment on the next REI.

They can work out that payment situation..... who is paying what/when/how... not my problem The deposit is on the property, not the individual.... its stays with the property- if the "move out person" wants their portion now, they can get it from the "stay person" and the "stay" will get the full amount at move out.
