I have been trying to save up money but it is not near a down payment for a traditional loan.

We are priced well, but no offers on the traditional market.

I have the credit, experience and the knowledge on how to underwrite the deal to show their ROI in this arrangement vs a traditional sale. 

I have spoken to lenders about traditional financing and also DSCR loans.

So she would have earned say 5% on her $280k (from a traditional sale after commissions.)  

I understand the crime concerns, but why do you think traditional financing is risky?
