Trading proformas?

Will the renting of ADU rise to the level of trade or business? 

I am looking forward to connecting to people with similar goals and trading ideas and strategies.  

I also diversify into alternative real estate, like self-storage, to stay ahead of emerging trends.I’ve learned valuable lessons over the years, particularly the importance of clear communication and aligning expectations in partnerships.

You will just be trading 6.4% for 7.5%~. why do that?? 

I could see this fit into several categories of 'real property trades or businesses.'

I've got about 7k in an emergency savings account.I am in the process of getting several mortgage pre-approvals to compare fees and get an idea of how much home I can realistically afford.I have yet to find a buyer's agent/investor to help me identify potential homes but will start on that shortly.Ideally, I would like to buy a single family home.

There are some fantastic cash-flowing properties in the area, especially in emerging neighborhoods.

Having family with trades is a huge benefit, even if they don't do the work, utilize them as a resource. 1.

You need those cash reserves as an emergency fund that makes your life better and less stressful.
