Currently we have Snap on tools, Frito Lay and a Tortilla company using units as drop and distribution points.  

Talk with every chip, power drink, little Debbie, tortilla, etc dealer as a distribution site.You have to look for value or make value.  

Kind of like a submarine, if you give them horizontal space, they will find something to store there.So in my mind cornrrs are acceptable, though not as 100% from scratch prep areas.Way back, an older lady made me a fresh tortilla (which I love), she used the area between the burners to flatten the dough ball, before tossing it onto the cast iron cooking pan.

Otherwise, you get this:  Vehicle storage, Semi and Trailer parking, growing mushrooms or Tilapia in doors, paint ball, daycare, indoor sports complex, indoor golf complex with Beer Haus, Indoor Tennis, Indoor training center, Local Distribution center- twinkies, tortillas, sports drinks, chips, etc., Go Cart track,  The key is if you can bring value to the location, that is what creates the value, not the building.

If we need to move it more to the I-10 & 99 Area, there is a place that has a separate room and TV (for presentations) at Mia's Table (behind Lupe Tortilla).   

They had all there stuff in, the new HVAC system had the house all warm and cozy, tortillas sitting on the stove top, everything very nice, neat and clean.

Or make it a distribution hub for Chips, Tortillas, Snap on tools, Floral distribution, etc.Fairburn and Welcome All road, 6.43 acres for $308,000 zoned residential. 

It's currently a big open space (house that was converted into a tortilla market).

Some people will go to the food bank or buy tortillas and beans or macaroni and cheese - and pay their rent in full and on time, because that is their priority.
