There's certainly been an uptick in available properties over the last few years as some owners have grown tired, new construction is booming in new lots and ones that were lost in fires, & investors who bought in 2020-2022 who may've overpaid and weren't properly set up are struggling.

I manage the property and the tenants, pay the owner of the property a rent that meets their mortgage plus a little profit, charge fair market rent from the tenants I sublet to, and exercise an option to buy the property after a predefined term and at a predefined price.This way tired landlords don't have to manage their property anymore, and I start investing with little to no money.

I am the opposite I have never bought new tires for a car in the last 20 plus years except for my Porsche which chews them up. and my model X Tesla which weighs a ton.. when i need new tires I get a new car :)  PS when the clutch went out on the Porsche at 25k miles and out of warranty it was 5k to fix it..
