There is clearly some movement or the tiles would not have cracks in the grout.

Have you looked into mobile home parks or tiny home villages. 

I really suggest you change your goal from making a tiny taxable cash flow (anything less than $1,000/mo per door.) until capex eats it up.

Sometimes they want me to fix something (like cracks in a driveway that no other company had cared about previously).  

But if you do have a house that sits in expansive soils and are susceptible to shrinking and expanding they can put pressure on the basement walls (exacerbated by frost/thaw cycles) and cause them to crack horizontally.

Pretty common we see flips that were fixed, but don't sell fast enough before new movement cracks the grout and sheetrock. 

I am not sure what companies are quoting you, but you should shop more.Make sure to have the location of where is showing the cracks so you can get a more accurate repair estimation.I have some contractors that I can recommend.

We are rural so most homes don't have trash service.We do as we are in the tiny town and the guests put the can out on Tuesdays.
