Now, don't get me wrong - CA definitely has its issues, but it's not like every block in CA is full of drug addicted sidewalk pooping landlord scamming thieves.

I started my OOS HML  career in Detroit and that was 2002 and WOW coming from our area what an education I got.. my clients that were doing turnkey at the time and all the buyers were out of state ( basically LA based) the local on the ground operator was very good he had all sorts of tricks to try to keep the houses safe.. the one i really liked was painting the copper pipes grey so thieves would not steal them..

Also the brand new AC unit put in by the seller was stolen before tenant moved in - thieves climbed a 7 foot fence.

Inherited tenants are usually a negative, however in that area leaving the duplex totally vacant makes it a target for thieves to come in and steal your pipes, furnace, and hot water tanks.

And the new AC unit (seller put in) was stolen right before move in - thieves climbed a 7 foot fence.

So ticketmaster are thieves?

Thieves will skip over yours and look for an easier target.

They actually tell criminals the property is vacant.Alarms only work if the police show up quickly, otherwise the thieves are already gone.Appears you have properties in Class C/D areas, there are several other options that we use to minimize breakins & squatters.
