I am kind of new to real estate investing as I got lucky the first two times but now I am looking to invest quite a bit more money and I am slightly terrified.

You see a lot of terminations after home inspections because they are terrified about repairs and basically expect an almost perfect inspection report (on a 60-100 year old home..), easily get cold feet, battle financing issues or sometimes just ghost you at closing.Selling a home to a tenant is probably the better path (lease option), but you really have to work with them every month and coach them to get them ready to buy the home, otherwise, 70% will not execute. 

I have received multiple DMs from terrified members intimidated by wealthy sponsors, asking them to pull down their forum posts, even though they claim they posted truthful information.We will rectify that power dynamic. 

Morgasi who went on a rampage he also had a law degree but never practices ( those are dangerous folks)  Anyway he rallied the investor got another higher powered lawyer to come in and they did successfully kick the GP out of the deals and took them over..

I am terrified as this is so new to me. 

ETC.Most people who get stuck in analysis paralysis either don't really want to be investors or are so terrified of making a mistake that they'd rather do nothing.

Because we charge by the bed, returns are significantly higher than market rental rates, even when considering our rent covers ALL housing costs ex food.With today's opioid epidemic rampaging across the US, there is a massive need for well run transitional living facilities everywhere, but it is easy for good intentions to sour when the houses are not run properly.
