@Paul Cijunelis  thank you for this response Paul, well I firstly got interested in CRE when one of my high school teachers told me about how he does it and that kind of started my interest, I really love CRE because I've noticed it's a very lucrative and risky business like high risk high reward, but not just that I really love seeing a bunch of properties being brought back to life with renovations.

.- From that point forward I have still watched Peters videos, however I now look at it from a different perspective and question whether he actually has real CRE experience or if he's just a "teacher" trying to scam/con people into forking over $15K.

The teacher was an actual financial educator but they repeated themselves a lot and were telling the students to go in and apply for credit cards DURING the course to purchase the next course for $15,000!

Multifamily mindset has recruited students from all walks of life such as teachers, medical doctors, veterans, real estate agents, business men, and I was included into a group (multifamily mindset encourages students to form groups) and one of them is a veteran who is divorced, has kids to support, not employed during that time, got a loan of $40,000 for the tuition.

As to gurus, being popular, attractive, witty, friendly, or just lovable doesn't mean they are ethical, lawful, correct or are qualified.Qualified: Now, that is an interest aspect for a teacher or instructor.

But if you lay out your plan to the owner over the phone, it's very hard to get a "yes" because trust is developed with a face to face meeting.Trust can be established by talking about your past record (as an investor) but also if you have something positive about yourself (profession - real estate agent, nurse, teacher, fireman, doctor - any profession that can give you some added credentials).#4 Owner vs.
