On 60k, fronting 10k should get the project through with no stoppages waiting for draw disbursements and then the 10k minus the draw fees goes back to you at the end. 

When I do get calls, it's for no heat/AC, roof leaks, or maybe a sewage stoppage. 

Tenant agrees to pay all expenses associated with clearing all drains of any and all stoppages except those that the plumber, who is called to clear the stoppage, will attest to in writing were caused by defective plumbing, tree roots, or act of God.

I have this on my lease: "Tenant accepts the cost of clearing the drain of any and all stoppages within the property except those caused by defective plumbing, tree roots, or act of Nature or God."

Building practically stopped for 10 years between 2008 -2018 and then picked up for 2- 3 years and then got hit with pandemic work shortages/increasing materials prices/work stoppages and then immediately onto higher interest rates.... so it's not a clear cut path to victory but there is a massive shortage in house hold units and an increase in household formation.... so worth exploring.

After fixing it, stoppage occurred again. 

(D)   Tenant shall be responsible for all costs related to any repair or maintenance of any plumbing stoppage or slow-down caused by Tenant, whether accidental or purposeful.

., if this damage is caused by leaving windows open, allowing stoppage and/or overflow or water and/or sewage pipes, broken windows or doors, torn screens, broken door and window locks, etc. or any damage caused while Tenant has occupancy.22.NOTIFICATION OF SERIOUS BUILDING PROBLEMS:Tenant agrees to notify Landlord immediately if roof leaks, water spots appear on ceiling, or at the first sign of termite activity.

It is important to keep the funds flowing and have the project move as quickly as possible with little or no stoppage in work.
