Make 20% increased payments for 2-3 years, stockpile your cash and after 2-3 years pay it down more if you really like. 

I am realistically looking at 2-3 year plan on paying down the ARM or just stockpiling cash with the plan of refinancing the ARM before the term adjusts if rates are more favorable in the next few years.

You'll find a lot of members spent a year or two immersing themselves in all things real estate while stockpiling cash, prior to actually making that first "all-in" bet, that real estate often, by it's nature, is for first-time investors.Hope that helps!
