If you take the money and run off they are left with a useless chunk of land where they would need to develop it at a high cost.You could attempt to airbnb the chunk of land for hunters or star gazers but I'm not sure what would pull them there.

With the site I hope to meet new friends, a mentor, and dissect all the resources available.On a personal note, I love to travel, I love the outdoors, stargazing, playing basketball and cooking.

You might be able to star gaze from inside still but at least now we can secure materials ever if they aren’t weather right yet.  

Linking unique experiences you can offer them access to-a private wine tour, star gazing with a local guide, etc also gives an edge

The market for this is just a calm location for people to escape the city, stargaze, or just be out in the country for a bit.

The JT NP is impressive and the skies are great if you are into star gazing.

The stargazing is amazing and it's not yet so impacted that you lose the feeling of isolation.To answer your question more specifically, the neighborhood right before the entrance to the park on the Hwy 62 side in JT is Monument Valley.

I think the stargazing one was a recent find of his.

Play up the lack of light pollution as great for stargazing, and market it as a less touristy "more authentic" desert experience than JT.
