If they default, you keep deposit and anything they have paid prior to default and simply evict them.

Then, if you can trend over time you'll want to see where the "path of progress" is going/moving and attempt to buy in that path of progress to gain some appreciation in the future.

We attempted this in one location and were rejected as solar was a secondary use and they would not allow it to be a primary use because of NIMBY even though it has no impact on the area
