Your income needs to be 100x it and you need to invest 10% of your net(so less than $5mil) annually in structured product type investing incl RE, let it season for 3-5 years, re-invest the first bit of profits and by year 8-10 you should be comfortable.$500k annual income is alot for your average folk, but it's not "retire me" income at all.

There are 4 of us and between us we have 6 properties, 4 single family long term rentals, one out of state str, and one mixed use commercial/ res with 2 apartments.We also specialize in rehabbing older homes in the area, we've worked on houses built in the 70's (1770's), the 1940's, and unfortunately a lot of stucco/ siding repair on homes as new as 6 years.

I have an opportunity to purchase a mixed use property that seller is open to using partial seller finance.

I’m a little concerned about off season rentals.

I called the zoning department and they are telling me this is a Mixed use building (N zone).

I would be interested to see what the seasonality is.Packwood can be tough to get to in the winter.

Ours is in a rural area with strong seasonality and lots of regional vacation travellers going out for a weekend or maybe a week.
