I worry when someone says the market is crazy as a reason to justify buying rubbish. 

Lease Agreement says: Quote:CARE, CLEANING AND MAINTENANCE: Except as prohibited by law, Resident agrees:(a) to keep the premises as clean and sanitary as their condition permits and to dispose of all rubbish, garbage and otherwaste, in a clean and sanitary manner, unless Owner/Agent has expressly agreed otherwise in writing in an addendum tothis Agreement.

(f) An adequate number of appropriate receptacles for garbage and rubbish in clean condition and good repair at the commencement of the tenancy.

But please, forget the "quitclaim" rubbish!

Personally I couldn't fathom $15k in repairs on a 4-plex per year, but I've never done it, so maybe someone can share.Anyway, if you can keep under $15k repairs/year, you should do good. ...This part that I am quoting is TOTAL RUBBISH.

I might get a lot of rubbish applicants but you can usually find someone good from all the applications you'll recieve
