However, you would have to rework your current contract to be subject to SS approval  (which the buyer may or may not be into),or sell to another party, and if you are getting financing for the new house, that will likely fall apart as well. 

If your market is appreciating and you still can handle the work involved, I would hold on and rework the property if needed.

A few very small things I noticed are there are a few pictures that are duplicated and I would rework the title some. 

I am going to rework it and have it as 'worst case'.

Our drywall subcontractor also sealed up a few vents which caused some rework.

And of course one thing that makes RE work is your paid for results no closing no pay.. so i get the hourly rate sale does not close and your still paid.. 

Examples are blowing out a load bearing wall, rewire, coffered ceilings, reworking drains amongst other things.

That doesn't make them the best, but they will very likely know the local ordinances the best which may save you some rework time and cost.
