Hard money loan How did you add value to the deal?

I was searching for a PPR Review within the last year and I think the most current one I could find was from 3 or 4 years ago.

Be prepared to match the finishes you see to obtain similar prices/values.

Using a CAP rate of 7%, the $16,000 becomes= $228,000 of added value. 

Two identical homes located next to each other would come up with the same value, even though House #1 was just renovated to a very high standard and House #2 hadn't ever been renovated since it was built in 1949.I always tried for an identical (or nearly so) beds, baths, sq ft of living area, garage and acres. 

Criminal activity is not a protected class and actual values and opinion of values and their trajectory is just data, right?

You might also delay refinancing until the property value or rent increases, which could secure better terms or higher returns.

We verify project feasibility and construction scope; and use 3rd party valuations and internal data to verify the as-is and subject to value.
