Very simply, large corporations pay into the tax base of that local community and that revenue is used to improve the community and make it a more attractive place for people to live.

Commercial Revenue Generating properties like office buildings, apartment buildings, retail centers, etc (banks call it "CRE" lending) are typically evaluated from their net operating income, not gross.

But I feel like having the bank connections (to automatically pull in those expenses/revenues) is key to streamlining things.

Look at all of the costs and then all of the revenue and make a decision based on that.
