We knew the roof needed some repairs so I reached out to get some quotes for a roof replacement and it's looking at 14 to 22,000.

We had to replace some the subfloors.

You have a decent loan on the place that you won't be able to replace from a cashflow standpoint.So keep at it. 

Replacing the roof is just the start.

So I would caution everyone to make sure the replacement cost for your improvements will realistically cover your actual replacement cost in the event of a total loss.
