My take on this is to underwrite purchases based on expected LTR rents (I like rentometer and the BP's own rental estimator), but start charging 1.5x that rent for your MTR.

if you just buy standard, long term rentals and put them under professional property management, that is certainly viable. 

If you have bank loan (not an agency loan) or no mortgage at all, an LLC is certainly an option.
