So same thing as an agent pick a technique and stick to it.Myself personally when I started as an agent I did not do follow up like I should have but what i did do was become a CLOSESR  If i got in front of them my success rate was very high so thats where I put my energy and my moto was next..If I could not close them first meeting I moved on the next. 

There is always risk, and these are highly risky and regulated techniques.

There are additional things to avoid.My purpose for bringing this to the attention of investors is because there are misguided gurus out there teaching these very techniques.

Just like you would as a realtor, use your marketing techniques (cold calling, mailers, networking etc.) to find good off market deals for yourself.

The guru your son is learning this technique from is likely not telling your son that the deal will almost certainly encourage your son to get an "off-market" deal from a "wholesaler" who is unlikely to properly disclose the details of the property or encourage an inspection. 

And you’ll be much more relaxed too bc  you won’t have to deal with 1 million house problems and annoying guests 😂😂😂I think some people are diving into STR because they think it makes them look cool, or they want a cool side project.

While analytics tools like RankBreeze and IntelliHost are great, I’ve found that even small tests.. like rotating photos or adjusting captions.. can reveal surprising trends.Your approach to CTR optimization is spot-on, Garrett, and I’m excited to hear how these techniques work for you.

I realize that everyone will run a MTR business differently and I prefer to learn from different operators and develop my own technique 

(All of those keep the focus away from themselves and helps them relax, AND it lets me talk to people with NO SOLICITING signs, since I am wanting to BUY for myself).
