This just seems a ridiculous amount of money & a crazy complex amount of paperwork that I have regrettably signed up for ....Any advice or experience in this area would be extremely helpful !

Regrettably, it never resulted in a positive outcome for me.

Any investor that has a bad experience in dealing with us is regrettable, however appx. 50% of the business we do is with repeat investors.  

They wouldn't pause the leads, so regrettably, many went uncontacted.Worth noting, I am guessing 50% of the leads never responded after the initial contact.

Educating yourself is essential...not moving forward for years is regrettable.

Regrettably with evictions taking 4-6 months in a extremely pro tenant environment where even the most obvious case is at best a 50/50 chance of eviction we have few options.

They regrettably are also often of a lower class due primarily to level of intelligence. 

Regrettably investors like yourself are a prime target for the bad ones and it will only take one to break you.Bottom line you are no where near ready to begin until you are fully educated and have saved up plenty of cash to start.  

Regrettably tenants never pay attention to their lease language but when they ask about doing work you can then simply remind them.
