That's beginning to change a bit with all the school district referendums that passed lately, but we're still far better than NJ. 

There is a special session in place this week, working overtime in the capitol on tax reform, and they have passed 'part one' of a two-step process that would cut taxes... the second part would be voted on in a referendum later this year, and that's the part that will make the substantial difference, by super-sizing the Homestead Exemption allowance.

I still need to do a little research on the housing/rental market in the area as there are some major projects going into referendum in my vicinity that could force some major changes as I see it.

It's all about the assessed value and the tax multiplier which could increase depending on things like new tax referendums or tax hikes.

Kama Ward you're right about the system we have in California where if you get enough votes for a referendum on the ballot it becomes law, and doesn't matter if it makes sense or whether or not it's good, if the people pass it, it goes.
