Many people would have a different vision of what Eco means.Like you should have composting toilets and full water reclamation.

The only thing that seems concerning about the property is that it is about 400ft away from a wastewater reclamation facility. 

I’ve been inquiring about a reclamation clause since the land was not restored after 259 was built up. 

If you have not paid off the homes (which you will not have), there is a once in a lifetime entitlement reclamation you can use.

The debt for Chicago, but also Cook County, the Chicago Public Schools, the Chicago Park District, the Metropolitan Water Reclamation District, other local governmental units and the State of Illinois' $111 billion dollar pension debt  is very likely to cause property taxes to jump from $6k to say $10k over a few years span. 

There is also the issue of depreciation reclamation at 20% = $14k (not sure how this is accounted for).SO, we could pay the tax and net another $160k, or roll the $250k into a 1031 exchange.My questions for the 1031 experts:What happens with the mortgage balance?

Most are beyond reclamation other than for a garage or barn.

This will be a buy and hold duplex. I'll likely be going with the darker LVP in here with agreeable gray (or equivalent) and white trims. If you have product recommendations on those I'm open.
