I'm more of a "control freak" when it comes to real estate so I have a real mental block with buying anything that I haven't seen. 

No real mention of seasoning requirements or risky initial funding and refi costs and hassle. 

I used to post a lot on the Aussie version of BP its call the property investing Forum and the out of country part of the Forum back when the AUD was stronger than the dollar had many many folks participating now your lucky to find one post a week.. and US marketers together with promotors from OZ just hammered the OZ investor with BLUE sky and no real mention to the dangers of low end assets in the urban cores..

I’m investing both locally and out of state and agree with both your pros and cons, they’re real. Mentally

An ESA is not a pet.Sadly, many ESAs are indeed pets in disguise, totally unfair to people with real mental conditions.Verifying some who claims to have an ESA is a challenge we all face from time to time and we are handcuffed by the law with so many loop holes.

Majority just were there by choice.... or they had some real mental issues.. and would rather live on the street than in a facility.I was just in France ( Paris) and you talk about homeless camps.. it makes our issues miniscule compared.. also Honolulu is over the top.in the old days if you could not afford to raise your kids they went to an orphanage or off to another relative..
