@Mark Cruse thanks mark - that's the vibe I was getting as well, super negative and not informative (from one person) This was a success story just on raw numbers - there are obviously more expenses, but some took it and seemed to take it at face value which did leave me to get defensive which I shouldn't have. side note - knowing how to communicate and navigate this community seems to be the key.

Because it is raw land, it won't be much money in your situation.My advice is to contact the developer, show him/her this post, and come to an agreement for a redemption.

You have the means to purchase and intend to offer owner financing (you) to the buyers of your lots.That sounds pretty straight forward as long as you are able to carry the loans and deal with any defaults.I don't have a background in raw land deals, so that's all I got.Thanks for the feedback and I will keep these things in mind as I move forward.

There’s no reason to go through a disaster (I'm mid recovery myself) and not get the financial upside by becoming the developer and selling a finished product versus raw land.If you have to completely rebuild, it’s a two year process at minimum.

One of the others is 200 lots plus with townhouse lots which are popular.and the 3rd one about 110 lots its a land assemblage so layout is not standard.I assume they got it as raw land/ag?
