Last March a house came on the market in the North Center neighborhood for $299k, it was quirky (used to be a psychic reading place) and was partially converted from a 2 flat to a single family.

If I don't have a better reason to move towards evicting than they are 2 days late when the 1st is on a Sat it is not at all worth my time and psychic energy to worry about it.  

It is nerve wracking but once you realize it's the norm (as several people above note), maybe that will give you some breathing room psychically.  

I would try some blessing or incantations from a witch doctor or psychic medium....OR take well lit quality pictures of an immaculately clean/maintained unit and lower the price $50 per week and/or put wording that says something to the effect of OBO and/or be more flexible with your terms/criteria...but still use supernatural forces whenever possible!
