What worked for me was focusing on building strategic relationships with top tier people (quality partners) who could complement what I brought to the table—sales, management, and execution.When you are approaching sellers for creative financing, leading with a clear value proposition (and CONFIDENTLY) is key.

The insurance and property taxes make STRs a challenging proposition in the state of Texas.  

As you gain some experience, your value proposition to others increases, which will then make it easier to raise money for your own deals.

It's been illuminating to see who the valid owner of each property is; there's a landlord leaderboard on the site.The direct value proposition allows lenders to track a list of clients or companies in real time.

Borrowing against securities is a high risk proposition.

Their commercials seem higher quality than the no on prop 33 commercials (who have similar budgets but from much more sources).Hopefully voters educate on this and strike down this proposition for the third time. 

Qualified applicants that get priced out of rapidly improving neighborhoods will move into these areas but it seems like they aren’t biting.High quality, lower income applicants aren’t stupid and they won’t settle.If you think this area is a losing proposition, I would think about selling and not banking on hope.In regard to vacancy, I don’t consider any area that has average occupancy (economic and physical) below 95%You might pay more for a better area but time will treat you right and you’ll make a ton of money in equity over the long term.
