Exchange now at 500k over basis into income property with lease back and put option for 300k more. 

So it looks like you would need around 4-5 years to get to break even by selling those stocks and paying the tax now. 

But in any case, I would NOT sell a industrial property for STR or multi family. 

Planning to sell my property in vegas, just wanted a second opinion on if these are typical, fair costs in today's market.

In my opinion, I like a cash asset, but they may be able to sell now, buy a smaller house for themselves, and a rental property or two in Texas.

If that were my property (again having not seen it) I would be able to get 80k out of it.

I also know I can look at ways of borrowing against that equity (HELOC for example) but I also just feel like if I take debt on that property the cashflow goes down, and then if the association also takes the loan it goes down more, and at that point I don't know why it would be a better option than selling before August. 

Once complete, they will assign the property to me.
