Though DSCR gives you a better picture of how the property is projected to perform vs debt service, you can't rely solely on one measure to make a purchase decision.

Other then that photographers can do pictures from the ground.

@Greg Scott I have a picture of me inside a hole looking an a rusted, broken, and clogged cast iron pipe.

After the inspection was completed, they quickly addressed what needed to be address on the list which was not much, then they sent me pictures of the work done.

On MTM tenants i tell them not to hang pictures or make holes in the walls, however. 

I’ve seen some deals that paint an unrealistically bright picture.  

My biggest issue with it was a partner of the RAL academy came in on Day 3 and spent 45 minutes showing pictures of a deal he did in colorado.

That way, in case you need to go take pictures or meet with a seller, it’s not too long of a drive for you.
