Just my personal opinion - get a mentor or a person who already has good experience running STR business, preferably in your area (but not 100% required).

I stated my honest opinion for the person who asked and told him to save his money..

If you don't look at them before buying in person, you will get burned at some point and regret it.   

Average person can't visualize how to fix it, but you can (create an extra bedroom for example)3.

We've never worked together, but I know the story.
