simple solution. the issue though is taking it all at once and having to start payments day one.. that can lead to some heavy drag on the money on your side if it takes you a while to find your deals.

Private interval funds generally target 15-20% of their allocation to short term investments or reits so they can satisfy investor redemptions after a shorter lockup (usually 2-3yrs), of course this may create a cash drag on returns if not managed appropriately.

Compare that to my C class outside Chicago building where I deal with it almost monthly and got so stressed I ended up signing on a manager which has been a huge drag on the returns.

I know I would not want to do 80 deals in an year for a whopping 80k... seems like a low returns for them.. granted apr is spectacular but then again you need those funds liquid so your drag on funds ( from lender perspective ) can be pretty great..
