After talking with an operator I felt he was a good choice for a tenant and he mad a great offer above market for the apartment so we agreed.In the past I would usually rent my own units and to stay competitive I would keep an eye on the rentals in the area and try to be one step above if I could....This time that was a little tougher as the neighborhood hasn't gotten very trendy. 

In the past I would do Zillow Real Estate agents, and it was always pretty terrible, average real estate agents.

What I've done in the past is raised rent but still kept it under market rents.

In the past I would often show investors 1-2-3 properties without a buyer's rep agreement as we got to know each other. 

As an experienced investor from the past, I was interested in the funding that is exposed as BS!

. - Now, I am told that in theory Fannie will (and has) gone for it in the past.- I am also told that a few portfolio jumbo investors will go for it, provided you can go back to when you invested in the bitcoin, and show the US Dollars clearing your traditional bank account, however many months and years ago that was, and track every single dollar going into it from a traditional depository institution along the way. 

Not sure why that happen, however the best way to screen a potential tenant is to see how they have performed in the past. I

I think what @JayHinrichs has stated many times in the past is absolutely correct.

People always long for the days of yesteryear and idolize the past.  I
