Proper notice is a real sticking point and over the last 10 years case law has rapidly evolved  concerning overturning sales due to notice issues amongst other factors.

@Heather Hall your title rep or customer service rep can pull all the recorded FHA and VA loans recorded 2020-2021 when rates were under 3% Be super careful with the VA's they are a protected class in 9 out of 10 cases and recent overturn in VA mods indicates those in trouble will end up in court.

Hmmm... while I agree that for purposes of Section 199A there is a series of safe harbor tests, but I don't see a specific tax court case or statute that specifically changes, improves, overturns, etc. the decision in Grier.
