So actual benefit is hard to nail down until it's actually tested/required to provide protection in the event of a lawsuit. 

and the only question in my mind is if the landlords will be able to re-rent quickly or if there will be some kind of a 'black swan' event when rentals in DC become completely unaffordable/unattractive.

For the record, I am not opposed, I am just new to this and do not know where I should begin my hunt for discounted properties accepting 203k loans. 

I would suggest finishing school, working as a part time agent while you are at school, saving commissions for investing, and working with a team that focuses on investing as opposed to residential sales.There are also local meet ups every month. 

Also as I understand it qualification for these loans are based on the property as opposed to the borrower.

I tend to be partial to REIA events, which have chapters in most larger cities/markets.

Hi Phil,in Columbus, OH, some great places to network for deals including local real estate investment clubs like the Central Ohio Real Estate Investors Association (COREIA), meetups, and events hosted by real estate brokers or lenders.

I'm not opposed to section 8 (I have section 8 properties) but I would prefer to avoid it for this one.
