Gamestop should issue shares, buy their "undesirable" retail and do an OpCo - PropCo split; spinning of their real estate into a REIT refinancing some of their expensive debt as property level mortgages along the way.Personally had $3 calls at $3.05 in April 2020 before Ryan Cohen got involved - made a nice chunk of change but peanuts compared to the $50 million Keith Patrick Gill (u/deep****ingvalue) made!

AMC has been wise to issue shares at these sky high prices but wouldn't it be wiser to buy their "undesirable", discounted theaters and do an OpCo - PropCo split; spinning of their real estate into a REIT refinancing some of their expensive debt as property level mortgages along the wayWould be a hell of a lot more tax efficient!

There most definitely is discrimination, (not always racial or socioeconomic) just as simple personal dislikes at times, or yes an anterior motive like this one.

.)- I am purchasing the property for $48,000- The property needs a new water heater, AC compressor, roof (in the near future), and work to the kitchen, bathroom, and deck- The property is located on a main street / a Marta bus route- FHA buyers would not be able to make offers until the middle of June- The property is already fairly rent-ready- The property is on a long lot that connects to the anterior street, which could be subdivided into two reasonably sized lots if I go through the process of rezoning it (jumping through beuracratic hoops and contending with the local community)- I have already negotiated down some of the contracting costs- I am paying cash - Taxes and insurance favor buying and holding- Flipping is a faster process, which would allow me to try both strategies (next property) soonerAgain, I realize in many ways in comes down to my own circumstances, but if you would humor me I'd be interested in hearing what others here, particularly those familiar with this local market and area, would do.

I understand that the conventional method of syndicating with the Op Co Prop Co setup in separate LLC's does not work with 1031 exchanges because the investor is investing in the company, not the real estate.

You should transfer the title to your LLC with a warranty deed (or possibly a special warranty deed if there is still a mortgage).If later on there is an issue with the title (that would be anterior to your initial purchase anyway), your LLC will "sue" you for the title problem, as you gave a warranty that the title was clear.You in turn, will be able to go back to your title insurance to correct the defect that was anterior to your purchase, as you were basing your warranty on the initial title search done by your title company.If instead you use a quit claim deed, your LLC has no recourse, unless your LLC bought a brand new title insurance with a title search.
