My current deal has been delayed for over 30 days because the Launch rep wasn't aware that you cannot wire money from an offshore account- by federal regulation, the money must season in a US bank account for 30 days.

So outsourcing some degree of property mgmt would be a must... but the deal won't work paying a local property manager a large % of my revenue...Instead, I would set up my "boots on the ground" (cleaners, handyman), and would need an offshore virtual assistant to manage guests and coordination of my local team.

ya the one I just mentioned to Jay Hurst was a guy who supposedly had off shore money and would get us a large line just needed to give them 500k.. big dog and pony show at wall st lawyer etc.. they even had shills for references that we called and again just did not pass the sniff test..

Myself I had my title company pull every NOD in the MSA which was 4 counties 2.5 mil people. create a spread sheet and they would up date it daily as new NOD's came in.they would give me address lien position tax information and lien judgment search.. having our title plants digitized and off shore allows for this data to be gotten in a few clicks.. then when I got my short list I would give them that list about 48 hours before the sale and they would do a date down for me on those..

Only going to continue to get worse with the digitization of things like notaries, etc.Pace + his team recently organized a Zoom meeting with the Attorney Generals of Utah and California where they discussed some of the new big scams in the world of real estate...One of the biggest things they are seeing is people falsifying ownership of raw land and listing on MLS for big discounts WITH RE AGENTS and then selling as if they own the land.Title closes, money is transferred, then the cash disappears into offshore accounts.

When I asked him about asset protection and trusts he was pretty clear that unless I owned a good amount of properties it wouldn’t make sense for me to open trusts or set up offshores.
