Now, the house that is about to refinance, I am thinking of turning into a MTR for traveling nurses, or other professionals as such.

Anything the u/w can perceive as "variable income", even if its a shift-differential like nurses or firemen...

They do seem to need rentals around that area for hospital visitors, maybe traveling nurses, etc. 

There is an interest in medium term rentals for travel nurses as well.

Traveling nurses would be nice, but not trying to rely on those. 

We bought a camper and we will be on the road because she is a traveling nurse. our next stop will be somewhere in California.

Being that you are a full time nurse with a baby on the way (Congrats by the way) time will not be on your side.

They need to be high traffic areas in "trendy" parts of the city, or the alternative is what this forum is discussing being near Cleveland Clinic where travel nurses can be a large part of your tenant base.
