I see this fear a lot.

Many Gen Z buyers, however, hesitate to engage in bidding wars, fearing they may be overpaying or stretching their finances too thin.

Mystery and fear intermingle into the minds of investors when it comes to properties that are distressed.

I've spent the last 3 years nagging the city to sell me a lot next to my property so I can install a driveway and they've finally agreed.

I view these as fear-mongering, and it makes me bristle.

Once the 1031 is complete the LLC dissolves and again the property is distributed to the former members, including the properties just purchased in the 1031 exchange (which each member probably picked out for themselves).This method solved the feared "held for investment" issue. 

Some fear losing control, while others are unsure how to structure a fair and profitable partnership.

However, I have offered two thingsA)  Higher deposit -  this way the owner's fears are alleviated somewhatB)  Property management - offer the owner that you will essentially property manage the property for them.     

Be patient, take action when you're ready, and don't let fear hold you back—start small, learn as you go, and build momentum over time.Good luck!
