In a fourplex, I have a tenant that is repeatedly loud with music, her 3 children, and guests as complained by all other tenants, to include after midnight into the early hours of the morning.

It’s more conservative, the city itself is established, older neighborhoods, better city amenities (museums, arts/music etc), more pro sports, more hills, bigger river, has a streetcar, arguably better nightlife overall.

And are you using that software to collect rent? 

We use the collection service through our PM software, but most of these folks become virtually uncollectable at a certain point. 

Or do you look at corporate letters and collect whole rent (1-3 months?)
