The only inssue is that i have not found many people in the area that have done it and would like to ask if any one here has done ADU's in Orange County or Long Beach and has it been worth it for you . 

As far as timeframe, anywhere from 21-45 days depending on how quick a borrower gets their docs to underwriting, how long the appraisal takes, etc.

Like to learn about long term rental

I think most people would agree that a single family home is better than a condo for a long term rental.

If you can find a fixer at a good price, with room for an ADU, and the comps are good, then you have a deal.Are you planning on flipping or long-term holds?

You can offset other passive income of gains with depreciation from your long-term rental.

If they pay then no need to take next steps but if they don’t then at least you’ve started the (sometimes long) process and are ready to move on to the next step (eviction).
