People that are mesmerized by the magical 50% rule are missing the boat IMO.

Many investors in commercial properties become mesmerized by the current cash flow generated in relation to the selling price (cap rate) and ignore the future changes which will can lead to tremendous property value change - either positive or negative.If you want a steady return, a price increase that just keeps up with inflation, and a very small chance of loss, stick to small class A properties in class A locations. these are already priced as being the best in the best location - so changes going up would be limited and you would not benefit by the things that MAY benefit investors in properties in less desirable locations.

They don't have to come in equal amounts, but they must be there in some amount.Warren Buffet's talent is understanding businesses, Stephen King's talent is writing, Picasso's talent was art, and even Bernie Madoff had some sort of people-mesmerizing talent.
