Many investors in commercial properties become mesmerized by the current cash flow generated in relation to the selling price (cap rate) and ignore the future changes which will can lead to tremendous property value change - either positive or negative.If you want a steady return, a price increase that just keeps up with inflation, and a very small chance of loss, stick to small class A properties in class A locations. these are already priced as being the best in the best location - so changes going up would be limited and you would not benefit by the things that MAY benefit investors in properties in less desirable locations.
