i had 3 sprinkler heads that were gone and so when the sprinklers went off it was just water running full force for 10 min at a time until I found those issues! 

Another psycho lady who literally talked to me 1 hour and 30 min at one occasion and than cancelled the appointment and listed  the property with another broker. 

Now, over the last few years I've seen it change where the buyer's realtor or the buyer will check to see if permits were pulled (some cities have it all online, or 5 min at the village hall is all that takes) and if they somehow don't, lenders have also grown wise to all of the "s$#t shows" who were or are running around, probably after watching too many episodes of "Flip My House" or whatever and cutting corners, covering up, not getting permits and when that appraisal comes back saying "recently rehabbed _________" they'll want the permit info, if the appraiser didn't already check.

With me potentially moving due to her getting the loan, will this mess with the "one-year" min. at all or does it not matter because I'm not "getting" the loan?

Moving on, I would assume you do have some sort of goal in min at this point.

With the severe situation I double they would accept the rent hike or more than absolute min. At

Calc DSCR. 1.5 min, at least 1.7 is goal.

College kids can be profitable, but i'd screen , get deposits, do inspections every 3 months min.  AT

The only thing left at this point to do is to spend 30-60 min at the court house in a week to state my case and then wait to see what the magistrate says.
