Lesson learnt.Tenant is current on rent, produced an ESA letter last night for pet and Tenants insurance was mandated by me in lease so he has that.I do have a clause that says - 60 days of written notice is required on either side for lease breakage.

Not every state or city mandates that any landlord has to accept Section 8, because the landlord has to not only subject their property to Section 8 inspections, rules and regulations, they also often have to separately arrange for the tenant to pay the non-covered part of the rent and can face difficulty evicting just based on that.

Add in many/most jurisdictions are (I believe incorrectly applying the law) mandating the existing structure be rent controlled (assuming it is over 15 years old).The reality is virtually all RE investments will do better than adding an ADU.
